A resale home can be a new MLS listing simply because it was recently listed for sale. A newly built or never-occupied home is a different search question. If construction age matters, check the actual property details rather than assuming that “new listing” means “new home.”

Be Financially Prepared Before the Right Listing Appears

The Financial Consumer Agency of Canada recommends getting mortgage pre-approval before shopping so buyers have a clearer idea of their financing range. A pre-approval is still not a guarantee of final mortgage approval for a particular property.

If the new listing is a condominium, compare the monthly fee, what the fee includes, parking and locker arrangements, unit condition and the condominium documents. A recently listed condo can look attractive at the unit level while still requiring careful review of corporation-level information.

A New Listing Does Not Automatically Mean a Bidding War

Some newly listed homes attract competing offers and others do not. Buyer interest depends on the individual property, pricing, condition, location and available competition. Do not assume that a property must be overbid simply because it appeared recently.
